Zirconia completes the 100 percent acquisition of Haugesund’s landmark “Gullhuset” (Haraldsgata 162)

Zirconia’s wholly owned subsidiary Gullhuset H162 AS has completed the purchase of the ground, first and basement floors (approx. 355 m²) in the landmark Gullhuset building at Haraldsgata 162 in central Haugesund.

  • Seller: Alginor ASA, which has relocated its head office to Avaldsnes in Karmsund Havn, where its kelp biorefinery is under construction.
  • Consideration: NOK 8.5 million (section 9), including all fixtures, fittings and technical infrastructure.
  • Broker: Meglerhuset Relé.

Significant recent upgrades (by the seller)
Following its 2021 acquisition of the property company Royal Palm Eiendom AS, Alginor undertook a comprehensive refurbishment of the office floors now acquired by Gullhuset H162 AS:

  • ~NOK 18 million invested in a full upgrade of ~355 m² of office space.
  • Works delivered by Byggmester Erik Våga (general contractor), in collaboration with Chartered Architect Tor Helge Valen and Interior Architect Caroline Smedsvig.
  • Key suppliers included Haugesund Elektriske (electrical), Tor Gismarvik (fireplace & flue), Espen Askeland (stone & tiling), Malermester Erik Selle (finishes), Rørleggerne AS (plumbing) and Vest Ventilasjon (ventilation).
  • ~NOK 1.5 million invested in additional furniture and fittings, including deliveries from Hadeland Glasverk, Ekornes, Erik Jakobsen AS, and Senab Eikeland, plus bespoke carpentry by Erik Våga.
  • Modern building systems include balanced mechanical ventilation with temperature control, cooling and heat pumps, and fully integrated electronic lighting, HVAC zoning, and access control.

Property context & next steps

  • Four modern apartments are located on the building’s fourth floor; the remaining three apartments has been transfered from Alginor ASA on 28 November 2025, for 3.9 mnok.
  • After completion of that handover, Gullhuset H162 AS owns 100% of the building, totaling ~655 m².
  • The asset forms a mix of Gullhuset H162, a mixed-use hub for offices, ground-floor retail and collaborative meeting spaces in the heart of Haugesund.
